Seller’s Guide

Homes do not sell themselves. They need to be prepared and presented professionally then marketed strategically through the strongest networks for maximum exposure in order to garner serious interest and fetch the highest price.

Consultation

As your REALTOR®, we explain the selling process in detail to prepare you for the steps ahead, making a clear plan to ensure the listing process is as smooth and successful as possible. We perform a home evaluation, analyze current market trends and comparable listings, and create a strategy to help your home present as well as possible to buyers. We also discuss commission fees, which are shared between the selling and buying realtors.

Listing

You will sign a listing agreement to engage our services which allows us to market and sell your home on your behalf. Together we decide on a listing price that is strategic to achieve your desired result. The right REALTOR® will caution you against pricing your home too low or too high in order to attract serious buyers and garner the maximum exposure.

Preparation

Perhaps the most important step in the selling process, preparation determines how desirable your home will appear to potential buyers. We will provide you with a list of suggestions including de-cluttering, making repairs, cleaning, and de-personalizing your home to allow the buyer to imagine themselves living there. Then we professionally measure the property (RMS) and have professional photos taken before posting your home on the MLS (Multiple Listing Service) network. Once the home is listed, we start marketing it through various networks for the widest reach.

Showings

A home that is market ready, well priced and marketed properly will start to receive showing requests for potential buyers to walk through the property in person. Before a showing you want to clean thoroughly, remove personal items (dirty dishes, laundry, garbage), make arrangements for pets, open curtains for light, and deodorize spaces to make the environment inviting to the buyer.

Getting an Offer

A buyer who is serious about purchasing your property will submit an offer with their purchase price, terms, and possession date. They will also include conditions such as perorming a home inspection or securing financing, with a date to complete said conditions. We will present every offer submitted for your consideration to either accept, reject, or counter.

Negotiations

If you choose to counter an offer, your REALTOR® is your best resource during this delicate step. We will advise you honestly with your best interests in mind as we respond to the buyer and work towards an agreement on the offer’s terms. We may ask for a higher purchase price, change the possession day, or shorten the conditions period. When both parties agree to the terms, we have an accepted offer.

Conditions Period

If the buyer’s offer included conditions such as selling their property or reviewing documents, your home is pending until the conditions are lifted. The buyer has until the agreed upon date to satisfy and remove their conditions by signing a waiver. Once the conditions are lifted, your home is officially Sold!

Closing

A few days before closing, you will meet with your lawyer to complete final paperwork and put the last steps in motion. On closing day (also called possession day), the lawyers for both the buying and selling parties will file the necessary paperwork to move funds and change title. Around midday on closing day, your keys are turned over to the buyers and the process is officially complete.
